Terms & Conditions


The maximum number of guests that can stay in the Lodge is 9 (unless otherwise agreed - see “Children” below) and the minimum rental period is 3 nights, but we reserve the right to increase this to 5 or 7 nights during peak times (e.g. July/August, Easter etc).  
No functions (wedding ceremonies, large parties etc.) are to be held at the Lodge without prior consent (and are subject to additional fees).  
No camping on the property under any circumstance.


At the time of booking, guests will be required to complete and return a booking form with guest information and contact details.


A deposit equivalent to 25% of the rental amount is payable at the time of making a booking, in order to secure the dates.  Payment is preferred by direct credit into our bank account - details of which will be on the booking form sent out at the time of booking.  If this is not suitable, please contact us to discuss other options.  The balance of your account is payable 6 weeks prior to arrival.


Check in time is 3.00pm on the day of arrival, unless agreed otherwise.
Check out time is 10.00am on the morning of departure, unless agreed otherwise.


Children under 2 years of age can stay in a crib/cot for no additional charge if the lodge is not at full capacity.  We can provide 2 travel cots and 1 highchair.  If there are 9 other guests at the lodge, up to 2 additional infants or children under 12 can stay in a cot/camp bed for an additional $50 each per night.  
Please supervise young children while at the Lodge.  Whilst the house and garden is fenced, the gate down to the beach is not child-proof and the path to the beach is hazardous in places.  Guests use the path at their own risk. 


We accept that breakages and accidents do happen, however, we reserve the right to charge for any such damage to the property and/or its' furnishings.  A refundable damage deposit is payable on arrival (by cheque or cash) and will be returned less relevant costs (repairs, breakages, phone charges if applicable) within 4 weeks of the rental.  An amount of NZ$250 is payable for regular bookings and NZ$1,500 for functions (e.g. weddings).


We are pleased to advise that, for all bookings other than those in July, August and at Easter, all deposits are refundable if the booking is cancelled more than 30 days prior to arrival although an administration fee of $100 is deducted to cover our costs in making the booking and the return of funds.  In July and August and at Easter, bookings are refundable only if cancelled more than 60 days prior to arrival.  Cancellations made more than 14 days (but less than 30 days) before arrival incur a 50% charge, and bookings cancelled less than 14 days before arrival are non-refundable.


No pets are allowed at the property, and please do not smoke inside the Lodge.  If you smoke outside – please be extremely careful of fire risk.  No outdoor fires or beach bonfires are allowed. 


Please help us to maintain our nightly rates by leaving the property in a clean and tidy condition upon departure. Should the property require excessive cleaning over and above what is deemed reasonable, a charge of $50 per hour will be on-charged to the guest who made the booking


The property has a telephone connected, which is available for making and receiving local calls, however it will not accept international calls.  The number is +64 3 443 2013.  If you would like the ability to make international calls, please let us know and we will have the toll bar removed and invoice you for the calls that you make.  Please note that the property has good cellphone/mobile reception.   We also have WiFi satellite broadband at the property, which is available for reasonable use – i.e. checking emails etc – not downloading movies!   Excessive use will be charged at cost.  


An outdoor freshwater hot tub is available at NZ$100 a week or NZ$50 for stays of 3 nights (to cover the gas); and 3 kayaks are available to rent at NZ$50 a day or NZ$200 a week (for all 3 including life jackets).  We accept no liability for use of either the Hot Tub or the Kayaks – guests use them at their own risk.
